St. John's Capital Group's Hubert Yu Held a
Seminar on Commercial Real-Estate Investing
San Jose, CA. Dec 9, 2006 — St. John’s Capital
Group, (www.stjohncapital.com), the premier
financier for companies purchasing undervalued
assets, is pleased to report that its manager of
wealth management, Hubert Yu, held a successful
educational seminar today on the topic of "How to
generate your own paycheck through apartment and
commercial real-estate".
St. John's Capital Group are in the process of
forming and organizing a real-estate investment trust
(REIT) for 2008 and as part of that effort and for the
benefit of its community members, are planning a
series of educational seminars to align with the
effort.
In this first ever experimental seminar, Hubert
shared his own experiences of investing and
financing real-estate projects at St. John's Capital
Group.
While most investors would like to have the benefit of
owning high income producing properties, they ofen
- do not have all the funds needed to tackle the
project all by oneself,
- do not have the network needed to access
the high quality deal flow,
- they often do not have the time to acquire the
experiences necessary to filter, identify and
evaluate the potential properties,
- nor do they have the experiences to negotiate
and close those deals, and
- they of ten dread the amount of effort and
time required to manage issues inevitably
arise.
Hubert showed the audiences alternative way to
reap the benefit of generating income and control
properties while avoid property management
hassles. Furthermore, he inspired audiences to
create passive income stream by grasping private
financing concept and to taking action.
The seminar also assisted the audiences with
answers to the following questions:
- How to find a safe harbor for investments
among stock,bonds,and other real-estate
vehicles?
- How we can model the risk management
strategy traditional banks employ in
originating loans to protect ourselves?
- How we can use credit information
(reputation, credit score, other lenders'
assessment), collateral information (loan-to-
value ratio [LTV], Comps, Valuations),
financial information (income statement, rent
roll, debt service coverage ratio [DSCR], CAP
Rate, balance sheet), title research
information (ownership, title chain,
insurance), insurance (fire and hazard, error
and omissions, business liability) to evaluate
opportunities and mitigate risks?
- How we can employ Warren Buffet's value
orientation strategy in real-estate investing
(not chase after retail market but seeking
under-valued assets)?
- How to effectively partner with Professional
team to create High Yield and Passive Fixed
Income?
- And also where to find the hidden source of
fund including self-directed IRA and others?

of more than 30 people were very positive. Many
constructive and interactive questions were
discussed through the meeting. Although it was
overrun for half an hour, more than 95% of the
