St. John’s Capital Group Adds REIT Expert Vactor Lee as
Advisor

SAN JOSE, Calif.  Dec 4, 2006 — St. John’s Capital Group,

companies purchasing undervalued assets, announced
today that Vactor Lee has joined its board of advisors.

Vactor Lee, the author of the textbook titled “Real Estate
Financial Products – Theory & Practice”, is an authority on
the subject of real estate in Asia. He has lectured on this
subject in National Sun Yat-Sen University, Tamkang
University, and Taiwan Academy of Banking and Finance
which is the premier institute for training bankers. He was
previously the Vice President of China Credit Information
Service - the Dun and Bradstreet for bankers and investors
in Taiwan - a company in which he served for over 18
years. Lee is also a licensed appraiser and holds CPA,
FRM, and CFA certifications.

interest from investors of Taiwan and other Asian countries
in investing in global REITs and other financial products
such as mortgage-backed securities,” said

and especially Asian investors in low interest-rate
environments such as Taiwan and Japan,”

consider aligning with one or two major institutional
partners in Asia interested in new financial products such
as offering St. John’s Capital Group’s high-yield stable
mortgage income (typically 2-4 times the CD' yield) with
high performing properties to form
Hybrid REITs jointly with
potential partners. Additionally, Lee suggested hiring or
partnering with operators or attorneys with experience in
establishing and running
UPREITs (umbrella partnership
real estate investment trusts),
OTC listings, and/or
Securitization in the U.S. as these efforts combined with
solid performance will provide investors in Asia with the
vehicle for accessing the high quality deal flow of St. John’
s Capital Group.
